I’m Dave Janis. I’ve been a licensed Colorado realtor since 2008, currently licensed under Coldwell Banker in Boulder. These days my license is used almost entirely to list my own properties — the houses my company buys and renovates. I’m not going to walk through your home and pitch you a listing agreement. When I make you an offer, I’m the buyer, with our own funds, and my construction company (Janis Development) does the work after closing.

Why a realtor ends up buying houses

Twenty years around sellers taught me where the friction really is. A motivated seller calls an agent and hears: your price is too high, do these repairs first, keep the house showing-ready, let strangers walk through. Some people are fine with that. But I kept meeting people who plainly didn’t want to deal with realtors and the buying public — because it’s frustrating, time-consuming, and after all the wasted emotional effort they often don’t net that much more.

It’s not always about the most money

Realtors are trained to assume everyone’s goal is top dollar. What I actually saw: most people have a problem to solve, and the most money isn’t always the problem. Sometimes it’s:

  • making it easy
  • a sure thing that actually closes
  • not doing any work to the house
  • a bad tenant
  • a family member living in the house
  • an estate to settle

Selling is stressful. Your timing makes it worse

Selling a house consistently ranks among life’s most stressful events. And almost nobody sells at a calm moment — it’s a death in the family, a move to assisted living, a divorce, a job transfer, a job loss, kids arriving. A fast, certain, as-is sale exists for exactly those moments.

When you SHOULD use a realtor

If your house is in good shape and you have the time and patience for the retail market, list it — you’ll likely net more, and I’ll tell you so on the phone. My offer is for when certainty, speed, or condition is the problem.
