How This One Found Us

This deal started at a different house. Someone passing our project on Raven in Boulder noticed we had an extra window on the job and called to ask about it. When we called her back, it turned out she was a real estate agent — and she was trying to help a family with a problem that had nothing to do with windows.

The Situation

The family owned a rental here in Longmont. The renter had stopped paying, and when they finally moved out, they left the house full. The family spent several weeks hauling everything out themselves before we ever saw it.

I wish they had called us sooner. Buying houses with everything still in them is part of the job we do — families shouldn’t have to spend their weekends cleaning out a house they’re about to sell. Even after all their work, it was still almost hard to breathe walking through.

The Deal

We agreed on a price and closed in about two weeks. No inspection — that was one of the terms the family wanted, and it was fine by us. We buy houses as they sit, so there was nothing an inspection would change. They got their cash and walked away with peace of mind.

What We Did

We took the house down to what was worth keeping and rebuilt from there:

  • Kitchen: gutted and rebuilt — new cabinets, quartz counters with an island, new appliances, and a new sliding door out to the fenced backyard
  • Bathroom: gutted — new tub, floor-to-ceiling tile, new vanity and fixtures
  • Throughout: new flooring, lighting, and paint; the choppy old layout opened up into one bright living, dining, and kitchen space
  • Outside: new driveway and walkways, new garage door, and a clean low-water yard. The big shade tree out front stayed — it was the best thing about the house, and now you can actually see it.
